AngkaHarta is an analytics and decision-support tool. Its outputs are informational and are not financial, legal, tax, valuation, accounting or investment advice, and are not a recommendation to buy, sell, finance or hold any property. You remain responsible for your own decisions and should seek advice from appropriately licensed or qualified professionals where required.

Every result is calculated from the figures and assumptions you enter, including purchase price, rebates, financing terms, costs, rental income, vacancy, expenses, appreciation and exit assumptions. If an input is inaccurate or incomplete, the output will be too. You are responsible for verifying your inputs and for confirming that they reflect your actual transaction.

Projections such as IRR, NPV, cash-on-cash return, debt coverage ratio and exit scenarios are scenario-based estimates. They will differ from actual results. No return, yield, appreciation, approval or outcome is promised or guaranteed. Any figures shown on this website are illustrative examples only and do not represent any actual property, offer or result.

New registered users receive 3 free property analyses. Additional capacity is sold as a one-off credit pack of 20 property analyses for RM39. One completed analysis consumes one credit. The pack is not a subscription and does not auto-renew. Purchases made through the Android app are processed by the app store, and the store's billing, refund and cancellation terms apply to those transactions.

Use the website lawfully. Do not attempt to disrupt, overload, probe or gain unauthorised access to the site or its backend, submit false or automated form entries, scrape or resell the content, or present the outputs to others as professional advice or as a guaranteed result.

The AngkaHarta name, branding, website content, layout and analysis presentation are owned by AngkaHarta and may not be copied, reproduced or redistributed without permission. Reports generated from your own inputs remain yours to use for your own purposes. Google Play is a trademark of Google LLC.

The website and the product are provided on an as-available basis. We may change, suspend or discontinue features, and we do not guarantee uninterrupted or error-free operation.

To the extent permitted by law, AngkaHarta is not liable for losses arising from decisions made in reliance on the outputs, from inaccurate inputs, or from temporary unavailability of the service. Nothing in these terms excludes any liability that cannot lawfully be excluded.
