The gap

A good story is not the same as a good set of numbers.

Property marketing focuses on location, developer, rental demand and appreciation. As an investor you still have to work out the actual capital required, the monthly top-up, the financing burden and what the returns look like under realistic scenarios.

  • Marketing sells the story

Location, developer track record, rental demand and appreciation are all upside narrative. None of them tell you what the deal costs you.

  • The real capital is hidden

Down payment, legal fees, stamp duty, loan documentation, renovation and furnishing add up long before the first rental cheque arrives.

  • Monthly top-up is a surprise

Instalment, maintenance, sinking fund, assessment, insurance and vacancy decide whether you fund the property every month, or it funds itself.

  • Returns are guessed, not modelled

Without IRR, NPV and an exit scenario across holding periods, 'good investment' is an opinion rather than a number you can inspect.

How it works

Four steps, one structured analysis.

The app walks the same sequence a disciplined investor would follow on paper, then does the arithmetic consistently.

  1. 1

    Property

Enter the property, purchase price, discounts and financing structure.

  2. 2

    Costs

Capture upfront transaction costs, renovation and recurring operating expenses.

  3. 3

    APOD & Projection

Build the annual property operating data and project cash flow across your holding period.

  4. 4

    Decision

Review the scenario comparison and see which holding strategy performs best under your assumptions.

What you get

The metrics that decide whether a deal holds up.

Every completed analysis returns the same structured output set, so two properties can be compared on identical terms.

  • Net cash required

Total capital you must put in before the property is operating.

  • Monthly cash flow

Rental income after instalment and all recurring operating costs.

  • Monthly instalment

Financing repayment from your loan margin, rate and tenure.

  • IRR

Annualised return implied by the projected cash flows.

  • NPV

Present value of projected cash flows against your discount rate.

  • Cash-on-Cash Return

Annual pre-tax cash flow measured against the cash you invested.

  • Debt Coverage Ratio

How comfortably net operating income covers the loan repayment.

  • Rental yield / ROI

Gross and net yield alongside return on the capital deployed.

  • Exit scenarios

Holding-period comparison showing how returns shift by exit year.

All outputs depend entirely on the inputs and assumptions you supply. Adjust an assumption and the analysis changes with it.

Sample decision

Scenario comparison, not a recommendation to buy.

AngkaHarta compares holding and exit scenarios and identifies the strongest projected outcome under the assumptions you supplied. It does not tell you which property to buy, and it does not evaluate anything you did not enter.

About AngkaHarta

Why AngkaHarta was built.

Property is usually sold through a story: the location, the developer, the rental potential, the upside. Those stories are not wrong, but they are not numbers.

Before committing, an investor still has to work out the actual cash required, the monthly cash flow after financing and operating costs, the impact of the loan structure, and what the return metrics look like across realistic holding and exit scenarios. That work is usually scattered across spreadsheets, or skipped.

AngkaHarta was built as a Malaysia-focused decision-support tool that structures those numbers consistently, using the cost lines and financing practice local buyers actually deal with. It does not recommend properties, it is not financial or investment advice, and it promises no returns — it shows you what your own assumptions imply.

  • Built around Malaysian practice

The workflow follows the cost lines, financing structure and transaction items Malaysian property buyers actually deal with.

  • Transparent inputs and assumptions

Every figure traces back to something you entered. Nothing is hidden behind an opaque score.

  • One structured analysis

Capital, cash flow, financing and return metrics live in a single consistent report instead of scattered spreadsheets.

FAQ

Questions worth answering before you download.

Is AngkaHarta investment advice?

No. AngkaHarta is an analytics and decision-support tool. It structures the numbers you enter into standard investment metrics so you can assess whether a deal makes sense. It does not advise you, recommend properties, or act as a licensed financial adviser.

What does one analysis credit cover?

One completed property analysis uses one credit. That covers the full workflow for a property: inputs, cost breakdown, APOD, projection and the decision summary, which you can save and review afterwards.

Can I compare more than one property?

Yes. Run a separate analysis for each property and compare the saved reports side by side. Each completed analysis consumes one credit.

What inputs affect the result?

Purchase price, discounts and rebates, loan margin, interest rate and tenure, upfront and transaction costs, rental income, vacancy, operating expenses, appreciation and exit assumptions. Change any of these and the projected outcome changes.

Does AngkaHarta guarantee returns?

No. Every figure is a scenario-based projection derived from the assumptions you supply. Real market conditions, financing terms and rental performance will differ from any projection.

Where can I get the Android app?

The Android release is being prepared for Google Play. The download link will appear on this page as soon as the listing is live.
